Building Regulations For Your New Replacement Windows
In the past ten years, Utah vinyl replacement windows have excelled in quality, style and durability. It is not possible to install matching windows and doors on your home, including sliding sash windows and traditional looking composite doors. The newest kinds of replacement windows boast of excellent energy saving properties, high security locking and low maintenance.
If you planned on adding replacement windows to your already existing home, it may not have been necessary to apply for a building regulation consent in the past, unless some structural alteration was required. A structural alteration would have been required if the existing window opening needed to be made wider, which makes the installation of a new support lintel necessary. Another reason you would need to make a structural alteration is if the windows were part of a structural bay.
However, these days all homeowners replacing windows on their home need to first obtain a building regulation consent to make sure their new windows meet the right requirements and standards. It will be necessary and beneficial to have this consent, as solicitors and potential home buyers will check for it in the future when the property is sold.
You do have the choice of hiring a company to install your windows for you, in which case, they will ensure that your new windows meet the right requirements, and you will not need to apply for a building regulation consent. The installation company will provide you with a certificate that confirms your new windows comply with the right requirements, and they will also provide you with an insurance-backed guarantee.
Another choice you have is to make a building regulations application to your local authority by submitting a Building Notice. Just complete the Building Notice form, submit it to your local authority along with the appropriate charge at least two days in advance of removing your old windows. A surveyor might be required to come to your home and check the installation of the new windows.
For windows with thermal insulation, there are a few requirements that will need to be met before you can obtain your building regulation consent. If your new replacement windows have wooden or plastic frames, then the glazing will need to have a maximum U-value of 2.0W/m2K. If your replacement windows have metal frames, they will need a slightly higher U-value of 2.20W/m2K. Before ordering any windows, make sure the supplier can provide the correct amount of glazing. Without the proper amount of glazing, the Building Control Officer will not approve the project and you will not receive a completion certificate. It is a good idea to leave any labels on the glazing in place until after they have been inspected and approved.
There are some cases where it would not be necessary to use glazing on your replacement windows, but in order to bypass the glazing you or your window supplier would need to submit specific calculations to prove that the overall insulation requirements are still being met. To make this possible, other insulation measures would have to be taken during the window replacement process. For example, you could choose to install cavity wall insulation or "topping up" loft insulation. This extra insulation would make up for not having any glazing on your windows afterward. However, your calculations during this process would have to be inspected by a Building Control Officer before the replacement windows are installed so that you can avoid making any expensive mistakes.
